Heartwood Collection has bought the Angel Hotel on Regent Street and plans a multi-million-pound refit, reopening it as The Angel Inn, a 47-room pub, in summer 2027.

The Angel Hotel on Regent Street has a new owner. Heartwood Collection, the group behind Heartwood Inns and Brasserie Blanc, says it has bought the hotel. It plans a multi-million-pound refurbishment and will reopen it in summer 2027 as The Angel Inn, a 47-bedroom pub with rooms.

The announcement came in a press release from Heartwood Collection, published as received by the Beer Guild. The group did not give the price or name the seller.

What Heartwood says it will change

The group’s plans for the building include:

  • a refit of the bar and dining areas
  • seasonally changing menus and a curated drinks list
  • an “enhanced garden”
  • 47 bedrooms, kept as part of a pub with rooms rather than a hotel

Richard Ferrier, chief executive of Heartwood Collection, said: “We have been looking for the right opportunity in Leamington Spa for several years and are excited to bring The Angel into the Heartwood family. We look forward to restoring this historic inn and welcoming guests in summer 2027.”

It will be the group’s first pub with rooms in Warwickshire. Heartwood Inns already runs two pubs in the county: The Black Swan in Henley-in-Arden and The Red Lion in Stratford-upon-Avon. The release says the group operates 36 Heartwood Inns pubs and 13 Brasserie Blanc restaurants across the UK.

A listed coaching inn from about 1818

The Angel stands at 143 Regent Street, on the corner of Kenilworth Street. It has been Grade II listed since 25 March 1970. The list entry dates it to around 1818, with later additions. It describes a Neo-Classical front of painted stucco over pinkish-brown brick, with a Welsh slate roof, Tuscan pilasters and a round-arched doorway reached by three steps.

The entry also notes that Regent Street was laid out between about 1808 and 1814, when it was called Cross Street. That makes the Angel one of the early buildings of the new town.

A garden room was approved in September

Some of the outside changes already have consent. On 2 September, Warwick District Council granted planning permission and listed building consent for alterations at the hotel, under references W/26/0629 and W/26/0630/LB. The applicant was Cliffview Properties Limited, the company registered at the hotel’s own address. Heartwood’s release does not say whether it will build the approved scheme.

According to the case officer’s report, the approved plans include:

  • a free-standing garden room in the courtyard, in powder-coated aluminium and glass, with a retractable roof, replacing part of a later glazed summer room
  • timber planters across the old coaching arch on Regent Grove, closing the courtyard to cars and adding outdoor seating
  • a roof lantern, changes to the internal layout, and timber-framed glazed doors in place of the automatic doors
  • the loss of about six parking spaces in the courtyard

Two neighbours objected and one sent a neutral comment, raising noise, odours, parking and building work. The town council and the council’s conservation officer did not object. The officer’s report recommended conditions limiting the outdoor seating and garden room to 8am to 10pm, Monday to Saturday, and 10am to 9pm on Sundays, and banning amplified music in both.

Any further change to the listed building’s character, inside or out, would need its own consent.

What it means for you

  • No closing date has been given. Heartwood has not said when the hotel shuts for the works, so check with the hotel before booking a stay or an event for 2027.
  • The new name will be The Angel Inn, with 47 bedrooms, reopening in summer 2027.
  • The hotel holds the top food hygiene rating of 5, from Warwick District Council’s inspection on 23 June 2026.

We will report any new application for the building when it reaches the register. For other changes to listed buildings in town, see our planning news page.
